There
are many good appraisers in the business, and a few that are just a little bit
better. You have just found one of the best because there is more detail in
my reports than is customary.
For starters - instead of the customary outline of a home, with only words indicating
room locations - I utilize advanced software to create a complete floor plan
layout of the home - with walls, stairs, patios, doors, bathtubs, sinks, etc.
This is a distinct advantage within the appraisal - giving much more in depth
information than just square footage.
Want a comment addendum that covers all the points in detail ? So do we - and
we don't do it any other way. Nothing is left unsaid - so nothing needs to be
redone later. We do it right the first time around, so it doesn't have to be
redone.
How about interior photos - they're not required, but we include them simply
because it makes for a much more complete appraisal.
We also include market analysis and trends, as well. We don't just fill up an
appraisal report with boiler plate jargon, table of contents, or resumes. We
give the underwriter and investor more of what is important to make their job
easier.
I can send you complete sample appraisals - and you can them compare side by
side to any appraisal you've had done. I'm sure they will exceed your expectations
in every way. The last time I checked, the loan business was not getting any
easier - so the extra quality and quantity within my reports is appreciated
now more than ever.

The comments and analysis sections are equally in depth, giving a summary of the neighborhood including points of interest, employment climate, and vicinity to traffic. Your client, the investor, will have a much greater appreciation of the property being appraised, and a much broader understanding of the specific market area.

information, greater detail, and more accuracy, means everyone involved in the
mortgage transaction will benefit because of minimal delays. The quality differences
are huge - the price is the same - but don't take our word for it, see it for
